Theory number two comes through the annals of historical fiction and goes back to the days of Rogers' Rangers. They were returning from their northward trek in the French and Indian War to the fort at Charles town, New Hampshire and their respective homes. Some of them camped across the river and noticed the fair lea between the hills so that they decided that would be a desirable place for a town to be called Fairlea.
