Publisher's Synopsis
For the past 40+ years, I've been walking and talking people through the exciting experience of buying and/or selling. Whether it's a business, commercial real estate or both, I'm the guy who's knee deep in the details, on and off the phone day-in and day-out, reading through all sorts of leases and agreements, advising buyers, advising sellers and making my way through tons of details and documents. It takes a lot of time, a lot of stamina, great patience and plenty of determination. People who know me ask, "When are you going to stop all of this madness and retire?" I have a one-word answer: "Never." I simply do what I love and love what I do. I pride myself on being interested in people, learning about them, what they want and why. After all, buying or selling a business or a commercial property is a big deal, a very big deal, not just financially, but emotionally. For entrepreneurs it's one of those "major life events", up there with the personal events such as marriage, and buying a first home. Sure, there are serial investors and major corporations buying and selling businesses or commercial property on a frequent basis, but that is the exception. Most businesses and commercial properties in America are found along Main Street, in malls and strip malls, in commercial office buildings, office parks and local warehouses and factories. I'm fortunate to work in Maine, where we have all of the above and more... we have a serene and beautiful state in which to do business. For many years now, I have been penning articles. Recently I took the time to read through many of them and decided to update and re-work some to create a book that can provide future business or commercial real estate buyers, and sellers, with some of the countless bits and pieces that make up commercial transactions. It comes from a combination of what I have learned from many wonderful clients, and hopefully, what they have learned from me. And since I'm a rather straightforward, down-to-Earth type of guy, I prefer to put my business school diploma aside and write as I talk to most people I meet - from the heart. Now, I'm not going to tell you that my way is the only way to buy or sell a business or commercial real estate, but I can tell you that I have had great success over the years, through strong economies and even recessions. I've made more deals than Monty Hall (the host of TV's classic game show Let's Make a Deal) and have a long list of satisfied clients. So, here are 30 sections (don't worry they're all brief) with my own so-called "words of wisdom." Enjoy.
