I believe the vast majority of real estate professionals prefer to perform their assignments ethically and properly; however, many wittingly or unwittingly find themselves party to faulty or fraudulent real estate or mortgage transactions simply because they are seemingly operating under Standard Industry Practices. America is plagued today with distorted versions of reality and false narratives. Intentional concealment or misrepresentation of information in order to deceive or mislead is a willful intent that is both immoral and illegal. There are basically two kinds of fraudulent activities associated with real estate, which will be addressed here: 1) Real Estate & Mortgage Scams, which are primarily aimed at taking advantage of an individual or group of individuals in a related real estate transaction. 2) Mortgage Fraud, which is primarily focused on taking advantage of the lending institutions, whether independently or collectively with other individual participants, in a real estate transaction. This work is intended to be a subjective view of common practices and abuses that will ultimately affect every household in America. Caveat emptor - Let the buyer or borrower beware.
